Buying or renting property in Amsterdam
For expats looking for a house in Amsterdam or Amstelveen, I offer a total house purchase or rental service
Through my expert knowledge of the Amsterdam housing market, the Dutch language and culture, I focus my personal attention on your specific requirements to find the best house for you.
Buying property.
The purchase process includes the following steps:
- First meeting without any obligation (also possible after office hours)
- I work with financial advisors who can advise you about financial possibilities. Be aware that the cost of buying property is about five percent of the purchase price.
- I search for the house according to your wishes. Most properties for sale are advertised online and/or in the local press.
- I send you the information by e-mail or phone you about it.
- If you're interested in viewing one or more houses, I'll make the appointments and accompany you.
- When you have found a property that suits you, I'll handle negotiations and try to get the house for the best price. Other things like conditions subsequent, date of delivery or list of movables will be taken into account. If necessary I'll advise you about a structural survey.
- I will research juridical aspects and possible public restrictions.
- If negotiations have been successful, the notary will make the purchase contract.
- I'll come with you to the notary for the signing of the purchase contract and make sure that all things that have been agreed upon will be stated in the purchase contract.
- The buyer will be asked to pay a ten percent deposit at the special account of the notary or furnish the notary with a bank guarantee a couple of weeks after the signing of the purchase contract.
- On the day of completion I will supervise a final inspection of the property, which will include taking meter readings. I'll accompany you to the notary's office (again) for the signing of the transfer deed.
Renting property
The renting process includes the following steps:
First meeting without any obligation (also possible after office hours), to discuss your wishes and requirements.
Because of my specialist knowledge of the Dutch market, I can advise you about rental prices and what you can expect for your money.
I'll search for the house according to your wishes, and send you the information by e-mail.
If you're interested in viewing one or more houses, I'll make the appointments, and will accompany you
I offer advice on negotiable aspects, I will negotiate on behalve of you with the landlord or his representatives. Once an agreement has been made, I'll assess the rental contract and will guide you trough the completion of the deal
I accompany you to the property to conduct an official check-in. During the check-in I will inspect the condition of the property and verify that the property contents match the inventory list.
You are required to make initial rent, deposit and commission payments as agreed upon, before receiving keys to the apartment.
My commission is 1 month rent ( plus 19 % VAT)
